Trade: The Colts are sending eight-time Pro-Bowl guard Quenton Nelson to the Seahawks, per Adam Schefter and me. Nelson is on an expiring contract and the Colts get back draft capital now before they could lose him in free agency. A Colts legend goes to the champs.

Weird catch-22 silver lining today. Pending home sales fell to a record low in September per NAR, whose records go all the way back to 2001. And that pushed mortgage rates lower.

Total housing starts in the U.S. fell 5.2% in September to an annual rate of 1.221 million, 7.4% below Sept. 2025. Single-family home starts were down 4.6% to an annual rate of 859,000. Single-family permits also fell. #housing #realestate

I don't know how much of the U2 fan community follows me these days (it's been a minute!), but this might be interesting if you do. Ex-@U2er @apancella.bsky.social and I chatted about the start of the site and the end of the site (in more detail than I've ever shared) and everything in between. 👇

This is a terrific read 👇

For any of the old U2 fan crew that might see this -- super fun convo with my old podcasting partner in crime. 👇

Mortgage rates are now the highest since they've been since early 2025. The next logical question is how high will they go? Next stop could be 7.50% (last seen in April 2024), or 8% (the current cycle high last seen in October 2023).

"Model misalignment"? How does the AI industry get away with lumping cheating, jailbreaking, covering up its mistakes, violating privacy, and more behind such an innocuous phrase? We should've objected when they called errors and mistakes "hallucinations."

Your personal data can influence everything from the ads you see to the prices you pay. But do companies actually give you access to that data when you ask? Our yearlong investigation found many fell short even in states where the law requires it. See what we uncovered below. ⬇️

Spent 45 minutes today interviewing my wife to get her expertise, stories/experiences, opinions, etc., for four upcoming blog posts. It's such a great investment of time to make our content stand out from all the AI garbage other real estate agents are posting. 👇

Bonus is that I hear even more examples of how awesome she is -- esp. with the story of how she guided her buyers through a mess when the seller was contracted to be out by 5 pm on Christmas Eve, but wasn't. I remember hearing little bits and pieces of that at the time, but the whole story is 🤯.

Based on the people I engage with on Reddit, this'll be a spectacular failure. Bet it doesn't last a month.
